Installing Permanent Lighting During a New Build or a Reroof

The cheapest, cleanest time to install permanent outdoor lighting is while the roof is open or the house is under construction. Here is what changes, and what to tell your builder or roofer before the soffit closes.

The best time to install permanent outdoor lighting is while the roofline is still open, either because a house is under construction or because a roof is already coming off for replacement. Everything that makes a retrofit slower and more visible, fishing wire through a finished soffit, surface-mounting conduit, working around shingles that are already down, simply is not a problem yet. Once the framing closes up or the new roof is nailed down, the job is still very doable. It just gets harder than it had to be.

Why is timing such a big deal for this kind of work?

Because almost everything that makes a permanent lighting install more involved on a finished house is a question of access, and access is at its best for exactly as long as the roof stays open. A soffit under construction has no finish surface to protect, no paint to match, no gap between rafter tails that a wire has to be threaded through after the fact. Once trim goes up and paint dries, every one of those steps becomes a small negotiation between getting the wiring where it needs to go and not marking up work someone just finished.

None of this means a finished house is a bad candidate. It means a house mid-build or a roof mid-replacement is a better one, for as long as that window stays open.

What actually gets easier on the wiring side?

Running the low-voltage cable and the circuit that feeds it through open framing takes a fraction of the time it takes to route the same cable through a finished soffit. With the soffit off or not yet installed, cable can run in a straight, planned path along the rafter tails, clipped and secured before anything closes it in. On a finished house, the same run means fishing wire through a cavity you cannot see into, or giving up on concealment and surface-mounting a small conduit run instead, which is a perfectly normal fix but a visible one. Neither approach is wrong. One of them is just a lot less work. The electrical requirements themselves, what the system needs from a circuit, how it steps down to low voltage, what code expects at the outdoor receptacle, do not change based on when you install. Where should the power supply and transformer end up, and does timing affect that?

It affects it more than most homeowners expect, because the honest answer to "where should the power supply go" is usually "wherever it makes sense for the house," and that answer is only available before the walls and soffits close. On a finished home, the power supply often ends up wherever an outlet already exists, which might be a long run from the roofline it feeds, or a corner with weak wifi, or a spot with no good airflow for a component that generates its own heat running. During construction, the electrician can put a dedicated exterior circuit exactly where the lighting plan calls for it, in a garage or on an exterior wall that was chosen for the job rather than inherited from whatever the house happened to have. That is a design decision as much as an electrical one, and it is far easier to get right when nothing is fixed in place yet.

Why is mounting the track during roofing better than mounting it afterward?

Because a track installed while the roofer is already on site goes on with the roofing, fastened to fascia that is being set at the same time, rather than into fascia and trim that already exist and were finished for a different purpose. The short version for timing purposes is that coordinating the two trades while the roof is open means the lighting installer and the roofer are working on the same fascia at the same time, instead of one crew fastening into work the other crew already called finished.

Why does the drip edge and fascia sequence matter here?

Because the order those pieces go on determines whether the lighting track gets installed once or twice. Drip edge, fascia, and gutter typically go on in a specific sequence during a build or a reroof, and the lighting track needs to attach after the fascia is in its final position but ideally before the roofer has moved on to the next phase and struck the job from their schedule. Get the sequence backward, track up before the fascia is finished, or the roofer gone before the lighting company has been out, and someone ends up removing and resetting hardware that only needed to go up once. This is a scheduling problem, not a technical one, and it disappears entirely when the two trades know about each other's timeline in advance.

Who actually needs to be talking to whom, and when?

On new construction, the builder or general contractor is the hub: they need to know a lighting install is coming before the electrician roughs in circuits and before the roofer closes the soffit, so both of those trades can leave the right things in place. On a reroof, the homeowner is usually the hub, since there is no GC coordinating the job, which means it falls to the homeowner to loop the lighting company in once a roofer is scheduled, not after the new shingles are already down. In both cases, the lighting installer needs a site visit before the relevant surfaces close, not after, because a plan made by looking at finished construction is a plan made too late to take advantage of any of this.

What should you actually tell your builder or roofer, early?

Tell them plainly that permanent lighting is planned for the house and ask for a call before the soffit closes or before the new roofing goes down, whichever applies. That single sentence, said early enough, is usually enough to get an electrician to leave a spare exterior circuit where it is needed, get a roofer to hold the fascia sequence until the lighting company has confirmed placement, and get a lighting site visit scheduled while there is still something useful to see. Waiting until the punch list, the final walkthrough at the end of a build, or the day the roofing crew finishes, is waiting until the window has already closed.

Does a roof replacement really only offer one shot at this?

For most homeowners, yes, in practical terms. A roof that just went on typically stays in place for decades, and that is also how long the fascia, drip edge, and shingle field stay untouched and out of a lighting installer's way. A homeowner replacing a roof now has the same access advantage a new-construction house has, for the length of that one project, and then it closes until the next full reroof. Most people scheduling a roof replacement are not thinking about lighting at all when they book the job, which is exactly why it is worth raising with the roofer before the new roof goes on rather than after.

Does this mean a retrofit install is a bad idea?

No. Most permanent lighting installed anywhere gets installed on a house that is not under construction and not getting a new roof, and that work holds up fine. Surface-mounted low-voltage conduit is a normal, weather-rated way to route cable on a finished house, and fishing a run through an existing soffit is routine work for anyone who does it regularly. If your roof is not being replaced and your house is not being built, there is no reason to wait for either event just to get better wiring access. When should the design decisions get made, the rooflines and how far the runs go?

Before any trade is on site, not after. Which parts of the roofline get lit, how long each run is, and where zones split all affect how much wire needs to run and where, which is exactly the information the electrician and roofer need before they can leave the right things in place. Settling that plan after the soffit closes or the roof goes down means working around decisions that were already made for other reasons, instead of having the house cooperate with the lighting plan from the start.
